FECHIMM's goal in offering management services is to let the cooperatives develop their own autonomy over a short or medium term period with the help of occasional or on request support. The range of services made-to-measure for the needs of the cooperatives covers all aspects of managing a housing cooperative.

A team of experienced counsellors is available to help you healthily manage your cooperative, its finances and its buildings. The Federation also offers bookkeeping services for your cooperative.

MANAGEMENT OF YOUR ASSOCIATIVE LIFE

  • Chairing the board of directors meetings or the general assembly
  • Supporting the board of directors, the general assembly or the committees
  • Supporting the secretarial committee and helping with the filing
  • Reviewing of policies and regulations
  • Accompaniment at general assemblies and board of directors' meetings
  • Mediation and conflict resolution (support to the board of directors in solving internal conflicts)
  • Distributing tasks and responsibilities to the members with their collaboration
  • Supervising the revision of the cooperative's policies and procedures

PROPERTY MANAGEMENT

       - Tenant selection and leases

  • Administration of leases and rent subsidies
  • Calculating the subsidies

       - Rent Payment

  • Supervision and follow-up of rent arrears
  • Recommendations to the coop

    *Note : The fees required by the Rental Board are not included.

       -  Maintenance and Repairs

  • Inspecting the buildings (ensuring that they are well maintained)
  • Identifying the needs with the help of the members
  • Calling for bids (invitation of tenders)
  • Planning renovation
  • Supervising the work
  • Supervising the payments by the subsidy providers

FINANCIAL MANAGEMENT

  • Financial planning (preparing and following-up the annual budget)
  • Coordinating the financial management of the cooperative
  • Calculating the subsidies (AACR and PSL)
  • Paying the bills

       -  Bookeeping

  • Entries in the rent register, the social shares register and printing
  • Entries in the cash-receipt, the cash-disbursements and printing
  • Entries in the general ledger
  • Bank reconciliation of all the bank accounts owned by the cooperative
  • Putting the general ledger up to date
  • Monthly production of a statement of revenues and expenses including the budget comparisons and a quaterly report
  • Telephone consultation for information
  • Passing on to the auditor of the cooperative all documents necessary for the audit, including all registers and ledgers, reports and back-up disks (back-up copies) of the cooperative

HEALTH ASSESSMENT

The health assessment is a way for the board of directors to evaluate if the cooperative is doing well concerning the associative life, the buildings and the finances. In pointing out the strengths and weaknesses of the cooperative, this assessment enables us to determine our priorities and to set up an action plan.

Tariffication

Services offered by the Federation are available at the regular hourly rate of $56 for member cooperatives. The hourly rate for non-member cooperatives is $73. For more information on our rates and our payment plans in effect, please contact us.
